Summary
GPU New Bailey is the Manchester hub for HMRC’s property consolidation programme. The development consists of 210,000sqft GIFA of Grade A office space.

The property is a bespoke facility, purpose built for HMRC’s operational requirements, with security and accessibility being key elements of the brief.

A Make Architecture designed building, the façade is finished with weaving brick finished precast concrete elements.

Challenges
HMRC’s operational needs result in a unique design, above and beyond the traditional expectations for Grade A Office space. Delivering on these requirements within cost parameters is a key challenge.The HMRC brief demands a high level of security, a specialist security advisor was appointed to deliver on this brief. The site is located within 7m of the operational rail, creating a series of challenges and requiring close liaison with Network Railway.

The sites previous industrial use as a rail has resulted in the need for a site wide environmental remediation strategy.

An area of archaeological importance as the location for the 18th Century New Bailey prison. High quality architecture was a key requirement of the Client to ensure the building complements its surroundings, including the adjacent Grade Two listed viaduct colonnade.
