Summary
The development is a new build net zero carbon in operation building comprising of 131,000 sqft NIA of contemporary high quality BCO 2019 Grade A office space, over ground plus 9 floors and a basement. The office floorplates of 16,700 sqft are arranged around a central core containing service risers and WC provision.

The office space will benefit from a winter garden on each floor, providing social and working amenity with access to natural ventilation. The ninth floor includes an external terrace accessed from internal amenity space.

In response to the net zero carbon in operation brief, the building will be achieving a minimum of 5.5 NABERS UK stars.

Challenges
A key site challenge is associated with the alignment of the building and basement works around the adjacent major gas main which runs parallel to the site.

The design of the façade for the building has changed from previously proposed developments on site to respond to the sustainability requirements in the brief. The façade has been re-designed by reducing the amount of glazing and incorporating opening vent panels above the glazing. This ensures a high performing façade for the energy in use requirements to comply with the NABERS targets.
