Plot A3 New Bailey is a net zero carbon, exemplar sustainable, commercial office development. Constructed as part of the continuation of the regeneration of the New Bailey Estate in Salford, comprising 170,000 sqft GIFA of Grade A speculative office space.

The project also includes a unique green facade, with the active elevations of the envelope covered with Europe’s largest living wall.

BREEAM Outstanding forms part of the ambitious brief.

The design has been developed using the Better Building Partnership’s Design for Performance standard and the RICS Whole Life Carbon assessment methodology to achieve the net zero carbon for construction and operational energy use intensity targets.

To achieve the Clients embodied carbon target a total of 17 different structural frame solutions were appraised by the Structural Engineer to identify the most carbon efficient option.

The green façade, living wall, solution was developed with a supply chain partner. Fire Engineering in relation to the façade is a key consideration. The building is highly insulated to achieve minimal heat losses.

The building extends into the existing highway and involves the stopping up of a major highway, along with the associated service diversions.
